A three-county Hill Country city
Fair Oaks Ranch is an incorporated city northwest of San Antonio, not a single subdivision. City limits cross Bexar, Kendall, and Comal counties along the I-10 / Boerne corridor, so your tax bill and school assignment can change street to street even though the mailbox says Fair Oaks Ranch. Homes range from 1980s ranch-style places on generous lots to newer custom builds under heavy live oak canopy. Golf-course neighborhoods such as Country Club Place, The Fairways, The Falls, The Fountains, The Village, and Windermere Estates sit around the private Fair Oaks Ranch Golf & Country Club’s Live Oak and Blackjack courses. Other sections — Deer Meadow Estates, Elkhorn Ridge, Setterfeld, Front Gate, and similar pockets — have their own feel and their own rules.
That matters for a roofing job. Many addresses answer to a master association plus a neighborhood association with an architectural review committee. Exterior materials, shingle color, metal profiles, and even how you stage a dumpster can be in the covenants. The City of Fair Oaks Ranch tells owners and contractors to get any required deed and architectural approvals before construction starts. We work with that process instead of fighting it.
Rattler Roofing is family-owned and based in San Antonio. Owner Mike Bailey runs a local crew — named for the Rattlers at Reagan High School and St. Mary’s — that splits time between roofing (about 70%) and remodeling (about 30%). We serve Fair Oaks Ranch with free on-roof inspections, repairs, full replacements, metal roofing, and help after hail or wind. Call or text (210) 418-ROOF, 7 AM to 7 PM.
Roofs under oaks, on ridges, and along the fairways
Drive Fair Oaks Ranch and you see stone and stucco exteriors, brown and gray architectural shingles, and a fair number of metal roofs that fit the Hill Country look. Lots are often larger than inside Loop 1604, with trees hanging over hips and valleys. Leaf litter and shade keep moisture against shingles and flashing longer after a rain. Branches scrape granules in the wind. On more open or elevated lots, spring thunderstorms hit harder.
Hail is a regular part of life in this corridor. Large-hail days around San Antonio cluster in spring, especially March through May. After a storm, granule loss, bruised shingles, cracked tile, and dented metal or vents are what we look for — from the roof, with photos, not from a quick glance at the curb. Please stay off the roof yourself; wet or damaged slopes are how people get hurt.
Heat does the slow damage. Long summers cook pipe boots, sealants, and exposed fasteners until they crack and leak months later. Good roof ventilation helps the attic and the deck last longer under dark shingles.
Repair, replacement, metal, and tile
Repair. Missing tabs, lifted shingles, failed flashing, and storm damage often do not need a full tear-off. We find the source — water can travel along the deck before it stains a ceiling — and give you a written price before work starts. See Roof Repair.
Replacement. When the roof is past saving, we tear off to the deck, replace soft wood we document with photos, install synthetic underlayment (with ice-and-water shield in valleys), and install the new roof. Architectural shingles from brands such as GAF, CertainTeed, Owens Corning, and Malarkey are the most common choice; Class 3 and Class 4 impact-rated products are available when hail resistance is a priority. Every replacement includes our 10-year workmanship warranty. See Roof Replacement.
Metal. Standing seam and R-panel suit many Fair Oaks Ranch homes, especially where HOA guidelines allow metal and the look matches stone or ranch architecture. We form double-lock standing seam on site from McElroy Metal coil with hidden clips, and we explain dent vs. impact-rating trade-offs up front. See Metal Roofing.
Tile. Clay and concrete tile appear on custom homes; repairs need careful underlayment and flashing work. See Tile Roofing.
Storm damage and insurance
If hail or wind hit your roof, we inspect for free, photograph the damage, and can meet your adjuster on the roof. You file the claim with your insurer. In Texas, a contractor cannot waive, pay, or rebate your insurance deductible. Start with Hail Damage Roof Repair, Wind Damage Roof Repair, and Insurance Claims.
Permits and HOA approvals
Fair Oaks Ranch has its own Building Department and has adopted modern International codes. For residential roofing, the City’s published list of work that does not require a building permit includes roofing when you replace with the same material or a lighter material. Switching to a heavier system, or other structural work, can change that — we confirm with the Building Department for your scope.
Separate from the City permit: HOA / architectural committee approval is often still required. The City does not enforce private deed restrictions for you; that paperwork is on the owner and contractor before materials go up. Hours of construction inside the city are also limited by ordinance — we schedule within those rules.
Outside Fair Oaks Ranch city limits (for example, nearby unincorporated addresses with a Fair Oaks mailing), Kendall or Bexar County rules apply instead. We check the address, not just the ZIP.
Paying for the roof
Financing is available through outside lenders (credit approval required), or you can pay by cash, check, or card. See Financing.

Fair Oaks Ranch Roofing FAQ
Do you roof homes in Fair Oaks Ranch?
Yes — across the Bexar, Kendall, and Comal portions of the city. Call or text (210) 418-ROOF, 7 AM–7 PM.
Do I need a city permit to replace my roof?
Often no, when you replace with the same or a lighter roofing material, per the City’s residential “work not requiring a permit” list. Heavier systems or other scopes can differ. HOA architectural approval is a separate step and is commonly required.
Will you work with my HOA’s architectural committee?

What if hail damaged my roof?
Free on-roof inspection with photos. If you file a claim, we document the damage and can meet the adjuster. See Insurance Claims.
Do you install metal roofs that fit Fair Oaks Ranch homes?
Yes, including standing seam and R-panel, subject to your subdivision guidelines. See Metal Roofing.
Do you offer financing?
Yes, through outside lenders subject to credit approval. See Financing.
