North Bexar County along US 281

Timberwood Park is a large census-designated place in northern Bexar County, along US 281 between San Antonio and Bulverde, mostly in the 78260 ZIP. It is unincorporated — not inside the City of San Antonio — so you will not pull a San Antonio city roofing permit the way you would inside the loop. Sheriff’s office coverage, Comal ISD for much of the area, and property owners’ associations that run gates and amenities are the everyday framework, not a city building department on every residential reroof.

The community is a patchwork of subdivisions rather than one look. The original Timberwood Park sections, Canyon Springs and its related phases, and other neighborhoods along Specht, Blanco, and Bulverde Road corridors mix hillside custom homes with production builds. Lots are often larger than inside Loop 1604. Live oaks cover many roofs. From the ridge you can see the Hill Country open up toward Bulverde and Spring Branch.

Rattler Roofing is a San Antonio–based, family-owned company. Mike Bailey named it after the Rattlers at Reagan High School and St. Mary’s University. About 70% of our work is roofing; about 30% is residential remodeling. We inspect, repair, and replace roofs in Timberwood Park and the towns around it. Call or text (210) 418-ROOF, 7 AM to 7 PM.

Weather and trees do most of the damage

Timberwood Park sits in the same spring storm path as greater San Antonio. Hail days with one-inch stones or larger are most common from March through May. Wind funnels through oak canopies and over open ridge lots. Shingles crease, lift, and lose granules; vents and flashing take hits that are hard to see from the street.

Trees are the other constant. Shade and leaf litter keep valleys damp. Limbs scrape the surface in gusts. After a storm, debris can hide bruised shingles until the next hard rain finds the soft spot. We walk the roof, photograph lifted and creased shingles, check pipe boots and wall flashing, and tell you straight whether you need a repair or a replacement.

Summer heat finishes the job that storms start. Dark shingles and thin ventilation cook the attic and age the deck. If your upstairs runs hot, it is worth looking at roof ventilation along with the shingles themselves.

Services for Timberwood Park homes

Roof repair. Leaks, missing or wind-lifted shingles, flashing, and storm damage. We trace water to the source — stains on the ceiling are not always under the hole — and give a written price before work. Emergency tarping is available after a storm when the roof is open to weather. See Roof Repair.

Roof replacement. Tear-off to the deck, replace soft wood we find (with photos first), synthetic underlayment, ice-and-water shield in valleys, then new architectural shingles (GAF, CertainTeed, Owens Corning, Malarkey, and others), including Class 3 / Class 4 impact-rated options. 10-year workmanship warranty on replacements. See Roof Replacement.

Metal roofing. Standing seam and R-panel for homeowners who want a longer-lived Hill Country look. We form double-lock standing seam on site from McElroy Metal coil with hidden clips. Metal still dents in heavy hail; we explain that before you buy. See Metal Roofing.

Tile. Clay and concrete tile on custom homes — repair and replacement with attention to underlayment. See Tile Roofing.

Insurance claims. After hail or wind, free documentation with photos and adjuster meetings on the roof. You file the claim; Texas law does not allow a contractor to waive or rebate your deductible. See Hail Damage Roof Repair, Wind Damage Roof Repair, and Insurance Claims.

Permitting in an unincorporated CDP

Because Timberwood Park is unincorporated Bexar County, a typical single-family roof replacement usually does not go through a City of San Antonio building permit. Bexar County’s building-permit program focuses on commercial, public, and multi-family work — not ordinary one-house residential reroofs. HOA or POA architectural rules, deed restrictions, and any floodplain or right-of-way issues can still apply. If your address sits under an extraterritorial or special agreement, we flag that when we check the property. We follow the rules that actually apply to your street and pull whatever paperwork is required.

Paying for the work

Need to spread out the cost? Financing is available through outside lenders and depends on credit approval. Cash, check, and card work too. See Financing.

Timberwood Park Roofing FAQ

Do you work in Timberwood Park?

Yes. We serve Timberwood Park and the US 281 corridor toward Bulverde and Spring Branch. Call or text (210) 418-ROOF, 7 AM–7 PM.

Is Timberwood Park in the City of San Antonio?

No. It is an unincorporated census-designated place in Bexar County. Permitting usually follows county and HOA rules, not a San Antonio city roofing permit.

Do I need a building permit to replace my roof?

For a typical single-family home in unincorporated Bexar County, a county building permit is generally not required the way it is inside a city. HOA approvals and other site rules may still apply. We confirm for your address.

Can you check for hail damage after a storm?

Yes — free on-roof inspection with photos. See Hail Damage Roof Repair and Insurance Claims.

Do you repair roofs or only replace them?

Both. If a repair will protect the house, we say so. See Roof Repair.

Do you offer financing?

Yes, through outside lenders subject to credit approval. See Financing.
