Built for Boerne and Hill Country Homes

Many Boerne-area homes have stone exteriors and steep, multi-slope roofs, often under big oaks. That means more valleys, ridges and flashing to get right, and most leaks start at those weak spots, not in the middle of the roof. Leaves and debris can also pile up behind chimneys and in valleys and send water under the roofing.

Then the weather does its part. Spring and early summer storms can bring hail to San Antonio and the Hill Country, sometimes with little warning, along with strong winds that lift shingles and peel back edges. The summer heat bakes the roof for months, drying out sealants, rubber pipe boots and screw washers until they crack and let water in.

Built around Boerne, not a template

Boerne is the county seat of Kendall County, about 30 miles northwest of downtown San Antonio along I-10. The town has a walkable historic Main Street, limestone storefronts, and neighborhoods that climb into the hills — places like Ranger Creek to the west, Trails of Herff Ranch and other Herff Road–area subdivisions east toward Highway 46, and custom homes on larger lots outside city limits. That mix is why a Boerne roof rarely looks like a simple suburban box: steeper pitches, more valleys, stone chimneys, and long runs of flashing where the roof meets rock walls.

Rattler Roofing is family-owned and based in San Antonio. Mike Bailey, the owner, named the company after the Rattlers at Ronald Reagan High School and St. Mary’s University. We do mostly roofing (about 70%) and residential remodeling (about 30%). We work on Boerne-area homes inside the city and out in Kendall County. Every job starts with a free on-roof inspection: we walk the roof, photograph what we find, and go over the photos with you before anyone lifts a shingle.

What roofs in Boerne have to handle

Hill Country weather is hard on roofing. Spring and early summer bring thunderstorms that can drop hail on San Antonio and the towns northwest of it; Bexar County averages a few days a year with one-inch-or-larger hail, with most of that risk concentrated from March through May. Boerne sits in the same storm corridor. Hail can bruise asphalt shingles, crack tile, and dent metal, vents, and gutters — damage that is easy to miss from the driveway.

Wind is the other regular visitor. Homes on open ridges and larger acreage catch more gust than homes tucked into a city block. Live oaks and cedar are part of Boerne’s character, but branches scrape shingles, drop litter into valleys, and hold moisture against flashing after a rain. Summer heat then bakes sealants, pipe boots, and fastener washers until they crack. When we inspect, we spend as much time on valleys, chimneys, wall transitions, and penetrations as we do on the open field of the roof — that is where most leaks start.

Materials that fit Hill Country homes

Architectural asphalt shingles are still the most common reroof we install. We use brands such as GAF, CertainTeed, Owens Corning, and Malarkey, including Class 3 and Class 4 impact-rated options when hail resistance matters to you or your insurer.

Standing seam metal is a natural match for limestone and ranch-style homes you see around Boerne. We form double-lock standing seam on site from McElroy Metal coil, fastened with hidden clips so screw heads are not sitting in the weather, and we also install exposed-fastener R-panel when that is the better fit. Metal costs more up front than shingles and can still dent in heavy hail; it does not mean “indestructible.” We will show you the trade-offs before you decide. See Metal Roofing.

Clay and concrete tile show up on custom homes as well. Tile roofs need careful underlayment and flashing work; a “tile repair” is often really a decking or underlayment problem. See Tile Roofing.

Hot attics under dark shingles are common here. Ridge vents, box vents, and powered fans help move heat out of the attic so the roof deck lasts longer. See Roof Ventilation.

Permits: city vs county

Inside Boerne city limits, the City of Boerne requires a building permit when more than half of a roof is replaced, and the City’s building inspector inspects the finished work. Only contractors registered with the City can apply for that permit (homeowners doing their own work can apply themselves).

Outside city limits in unincorporated Kendall County, the county has not adopted a residential building code for single-family homes, so a city-style building permit for a reroof generally does not apply — though county development, septic, floodplain, or HOA rules still can. We confirm what your address needs before work starts.

Roof Repair in Boerne

Leaks, missing shingles and storm damage. We find where the problem starts and fix it there. Water can run along the decking before it shows up on your ceiling, so the stain isn’t always under the hole. That’s why we get up on the roof and trace it to the source.

  • Roof leaks and ceiling stains
  • Missing, cracked or lifted shingles
  • Flashing, pipe boots and vent seals
  • Hail and wind damage
  • Emergency tarping after a storm
  • Shingle, tile and metal roofs, including worn screws and washers on R-panel

You get a written price before any work starts. If a repair will do the job, we’ll tell you. If the roof is past fixing, we’ll show you why. More on our Roof Repair page.

Hail and Storm Damage in Boerne

Hail damage isn’t always easy to see from the ground, but it can shorten a roof’s life and lead to leaks months later. Hail bruises and cracks shingles and knocks off their granules, cracks clay and concrete tile, and dents metal panels, vents, gutters and AC units. Please stay off your roof after a storm. Let us do the climbing.

After a storm we do a free hail damage inspection, photograph what we find and tell you straight what the roof needs. If hail broke through or the roof is leaking, we can tarp it to keep the water out until it’s repaired. See Hail Damage Roof Repair and Wind Damage Roof Repair for what to look for.

If hail or wind damaged your roof, your homeowners policy may pay for the repair or replacement, minus your deductible. You file the claim with your insurance company; we document the damage with photos and meet your adjuster on the roof. In Texas, a contractor can’t waive, pay or rebate your insurance deductible. Our insurance claims page explains how it works.

Roof Replacement in Boerne

When a roof is past repair, we tear it off down to the decking. Any rotted or soft wood we find is photographed and shown to you, then replaced. We put down synthetic underlayment, which is a better weather barrier than felt paper, with ice and water shield in the valleys, then install the new roof. Most reroofs are done in one day.

  • Asphalt shingles from GAF, CertainTeed, Owens Corning and Malarkey, among others
  • Class 3 and Class 4 impact-rated shingles, such as Malarkey Vista (Class 4)
  • Clay and concrete tile (see Tile Roofing)
  • Double-lock standing seam and R-panel metal
  • Every roof replacement includes our 10-year workmanship warranty
  • Haul away and disposal included, and we walk the finished roof with you

Permits in Boerne: inside Boerne city limits, the City of Boerne requires a building permit when more than half of a roof is replaced, and the City’s building inspector inspects the finished roof replacement. Homes outside city limits fall under different rules, so we’ll go over what your address needs before work starts.

See Roof Replacement for our full process, materials and warranty details.

Metal Roofing in Boerne

We install double-lock standing seam panels formed on site from McElroy Metal coil, held down by hidden clips so there are no screw heads exposed to the weather, plus exposed-fastener R-panel. Many metal panels are rated Class 4 under UL 2218, the highest impact rating. That test measures whether hail breaks through the panel, not whether it dents, so heavy hail can still leave dents. We’ll show you each type and explain the trade-offs before you decide. See Metal Roofing.
