Hill Country along US 281

Spring Branch sits in Comal County in the Texas Hill Country, north of San Antonio along US 281. Ranch roads, oak cover, and larger lots are the norm, with Bulverde just south toward Loop 1604. Some addresses fall inside the small incorporated City of Spring Branch; many more use a Spring Branch mailing address but sit in unincorporated Comal County. That line matters for paperwork more than for the weather.

Homes here are often stone or stucco with steep roofs under heavy shade. Outbuildings — barns, shops, guest houses — sit on the same acreage and take the same storms. Metal is a natural fit on a lot of these places; subdivisions off 281 still wear a lot of architectural shingles.

Rattler Roofing is family-owned and based in San Antonio. Mike Bailey named the company after the Rattlers at Reagan High School and St. Mary’s University. About 70% of our work is roofing; about 30% is remodeling. We drive the 281 corridor for free on-roof inspections, repairs, and replacements. Call or text (210) 418-ROOF, 7 AM to 7 PM.

Steep, shaded, and storm-exposed

Shade hides wind lift until you walk the roof. Leaves pack valleys. Limbs scrape shingles and tile edges. Spring hail and wind track across northern Comal County the same way they hit Bulverde and the rest of the Hill Country. We climb on, photograph lifted tabs, bruised mats, and failed flashings, and tell you straight whether you need a repair or a full replacement.

Metal. Double-lock standing seam formed on site from McElroy Metal coil with hidden clips, plus R-panel on outbuildings when that is the better fit. Metal still dents in heavy hail — we explain that before you order. See Metal Roofing.

Shingles. Architectural shingles from brands such as GAF, CertainTeed, Owens Corning, and Malarkey, including Class 3 and Class 4 impact-rated options. See Roof Replacement.

Tile on some custom homes: Tile Roofing. Hot attics under dark roofs: Roof Ventilation.

Repair, replacement, insurance

Targeted roof repair often fixes a few wind-torn tabs or a failed pipe boot. When the field is brittle or hail-bruised across slopes, we recommend replacement, tear off to the deck, replace soft wood we document with photos, and install synthetic underlayment with ice-and-water shield in valleys. Every full replacement includes our 10-year workmanship warranty.

After a storm, stay off the roof. We document damage and can meet your adjuster. You file the claim; Texas law does not allow a contractor to waive or rebate your deductible. See Hail Damage Roof Repair, Wind Damage Roof Repair, and Insurance Claims.

Permits: city, county, and HOA

Much of the Spring Branch area is unincorporated Comal County. The county’s published permit list focuses on septic (OSSF), floodplain, driveway/right-of-way, and similar development items — not a standard single-family residential roofing building permit. The small City of Spring Branch is widely described as not issuing general building/development permits the way Bulverde does; we still confirm which authority covers your exact parcel. HOA or POA architectural approval (color and profile on metal, for example) is a separate step in some subdivisions. Floodplain rules can still apply on creek and river lots. We check the address before work starts.

How a job usually runs

Free on-roof inspection with photos, then a written estimate. On acreage we can look at the house and outbuildings in one trip when you want both. Tear-offs go to the deck; soft wood is replaced after you see the photos; debris is hauled away. Licensed with the City of San Antonio and other municipalities where permits are required, and insured.

Paying for the work

Financing through outside lenders (credit approval required), or cash / check / card. See Financing.
