What Is Roof Decking?
Decking is the plywood or OSB under your shingles or metal. Everything on the roof is nailed to it. If the decking is bad, a new roof on top of it won’t sit right or hold right.
You can’t see most of it from the ground or the attic. The best time to check it is when the old roof comes off.
Signs Your Decking Is Bad
- Soft spots: The roof gives when you walk on it.
- Sagging: A dip or wave in the roof line you can see from the street.
- Rot: Dark, wet or crumbling wood, usually from an old leak.
- Delamination: Layers of plywood separating or swelling.
- Nails not holding: Nails pull out or spin, so shingles and metal can’t stay fastened.
- Attic stains: Water stains or daylight on the underside of the roof.
What We Do
- Tear-off and check: We take the old roof off and check the decking across the whole roof.
- Show you: We take photos of what we find and show you before we replace anything.
- Replace bad sheets: Rotted or damaged sheets come out and new ones go in.
- Full re-deck when needed: If too much of it is bad, we re-deck the whole roof.
- Then the new roof: Underlayment goes down over solid decking, then the new shingles or metal.
We follow local building codes and pull the permits.

Decking Questions
How do you know if my decking needs replacing?
Some signs show before tear-off, like soft spots, sagging or attic stains. Most of it we only see once the old roof is off. We check it then and show you photos.
Do you replace all the decking or just the bad parts?
Only the bad sheets, unless too much of it is rotted or damaged. Then we re-deck the whole roof. We show you photos before we do either.
Can you put a new roof over bad decking?
We don’t. New shingles or metal need solid decking to nail into, or they won’t hold.
Is decking covered by insurance?
Sometimes, when it’s damaged as part of a covered claim. It depends on your policy. See insurance claims.
