A small city between downtown and Alamo Heights
Olmos Park is a small incorporated city enclaved in central Bexar County — just north of downtown San Antonio and west of Alamo Heights. McCullough Avenue and Olmos Drive frame much of the town. Like Terrell Hills and Alamo Heights nearby, it runs its own city hall and building department even though you can cross into San Antonio in a few blocks.
Older homes with steep pitches, dormers, and mixed materials are common. Those details need careful flashing on any replacement and honest calls on whether a repair still makes sense. Cookie-cutter suburban quotes rarely fit these roofs.
Rattler Roofing is family-owned and based in San Antonio. Mike Bailey named the company after the Rattlers at Reagan High School and St. Mary’s University. About 70% of our work is roofing; about 30% is remodeling. Call or text (210) 418-ROOF, 7 AM to 7 PM.
Steep roofs, mixed materials
We inspect dormers, valleys, chimneys, and wall transitions closely. Architectural shingles from brands such as GAF, CertainTeed, Owens Corning, and Malarkey cover most reroofs, including impact-rated options. See Roof Replacement.
Standing seam metal fits additions, studios, and homeowners who want a longer-lived metal surface. We form double-lock standing seam on site from McElroy Metal coil with hidden clips. See Metal Roofing. Tile: Tile Roofing. Ventilation: Roof Ventilation.
Repair vs replace after storms
A localized leak at a dormer or pipe boot is often a repair. When the field is worn across multiple slopes, or hail damage is widespread, we recommend a full tear-off to the deck, replace soft wood we photograph, and install synthetic underlayment with ice-and-water shield in valleys. 10-year workmanship warranty on replacements.
Stay off the roof after hail or wind. We document damage and can meet your adjuster. You file the claim; we do not waive or rebate deductibles. See Hail Damage Roof Repair, Wind Damage Roof Repair, and Insurance Claims.
Permits in Olmos Park
All permit applications go through My Government Online. The city requires a building permit before erecting, constructing, enlarging, altering, repairing, or demolishing a building or structure, subject to code exemptions (see IRC/IBC section 105.2 as adopted, with city exceptions such as fences and pools). Work started without a required permit can double the fee. Plan review typically needs a few working days. Meetings with the Building Department are by appointment. We pull contractor permits for scopes that need them.
How a job usually runs
Free on-roof inspection with photos and a written estimate. Replacements tear off to the deck; soft wood is replaced after you see it; debris is hauled away on narrow Olmos Park streets. Licensed with the City of San Antonio and other municipalities as required, insured. Hours 7 AM–7 PM.
Remodeling roofs and additions
Because about 30% of our work is residential remodeling, we often see Olmos Park roofs that tie into additions, studio buildings, or porch covers. Those transitions — where a new metal section meets an older shingle field, or where a dormer was added years ago — are where water finds a path. We photograph every transition and price flashing work as its own line so it does not get skipped.
Licensed with the City of San Antonio and other municipalities as required, insured. Call or text (210) 418-ROOF between 7 AM and 7 PM.
Why enclave roofs still take Hill Country weather
Being close to downtown does not spare Olmos Park from spring hail and wind. The same storm cells that cross northern Bexar still bruise shingles and open flashings on steep older roofs. Granule loss in gutters, cracked pipe boots, and damp attic sheathing after a storm are the quiet failures we look for — not just missing tabs you can see from the sidewalk.
