Medina County on I-35 South

Devine sits in Medina County on I-35 South, about a half hour southwest of San Antonio. SH 132 runs through town. Farmland, residential streets, churches, shops, and outbuildings meet at the highway exits. It is a regular drive for our San Antonio crew — not an edge-case add-on.

Roofs here look different from a north-side enclave. In town you see a lot of asphalt shingles on older houses (many from the 1960s–1980s era). Out on acreage, exposed-fastener metal on barns, shops, and some homes is common, with standing seam showing up when owners want fewer screw heads in the weather. We inspect the house and the outbuildings on the same visit when you want both looked at.

Metal, shingles, and storm country

Metal. We install double-lock standing seam formed on site from McElroy Metal coil with hidden clips, and we repair or replace exposed-fastener / ribbed panels on agricultural and accessory buildings. Screw washers dry out in the sun; wind-driven rain finds the holes months later. See Metal Roofing.

Shingles. Architectural shingles from brands such as GAF, CertainTeed, Owens Corning, and Malarkey are the usual choice in town, including Class 3 and Class 4 impact-rated products after the hail this corridor can throw. See Roof Replacement.

Medina County sits in the Central Texas hail path. Big events make the news (including historic widespread roof damage in Devine), and smaller spring storms still bruise shingles and dent metal without much showing from the driveway. Repair vs replace — house and barn

A failed ridge, a run of backed-out screws, or a few missing tabs is often a repair. When panels are rusted through, or shingles are brittle across the field, we recommend replacement and show you why with photos. Soft board decking on older homes only shows up after tear-off — we photograph it before we change it. Every full roof replacement includes our 10-year workmanship warranty.

Permits: city vs county

Inside Devine city limits, confirm permit needs with the City (the city has moved onto modern International Residential Code editions in recent years). Outside city limits, many “Devine” mailing addresses sit in unincorporated Medina County with different rules. HOAs are less common than in north Bexar gated sections, but deed restrictions still exist in some subdivisions. We check the address — city or county — before work starts and pull what is required.

How a job usually runs

Free on-roof inspection first — house, and outbuildings if you want them on the same trip. We photograph soft panels, backed-out screws, hail hits, and shingle bruising, then go over the pictures with you. Written estimate before work starts.

Rural drives mean we plan the material drop carefully. Metal panel orders and shingle colors get confirmed before the truck leaves San Antonio so we are not short a square on site. Tear-offs go to the deck; soft wood is photographed and replaced; valleys get ice-and-water shield on steep roofs. Cleanup includes magnets for fasteners around barns and driveways where livestock or tires matter.
