Start With a Free Roof Inspection

We check your roof and show you what we find. See what the inspection covers. If hail or wind damaged your roof, our insurance claims page explains how we help.

East-central Bexar, inside the loop

Kirby is a small city in east-central Bexar County, tucked near Loop 410 and FM roads that feed toward Windcrest and Live Oak. Most of the housing is mid-century and later single-family with architectural shingles; a few commercial and low-slope sections sit along the busier corridors.

Being close in means short drive times for us and the same hail tracks that hit the northeast metro. We inspect, photograph, and give you a written estimate — repair when it makes sense, replacement when the field is done.

Rattler Roofing is family-owned and based in San Antonio. Mike Bailey named the company after the Rattlers at Reagan High School and St. Mary’s University. About 70% of our work is roofing; about 30% is remodeling. Call or text (210) 418-ROOF, 7 AM to 7 PM.

Metro hail, ridge wind, aging shingles

Spring storms bruise shingle mats and lift edges along ridges. Older layers can look fine from the street and still fail underfoot. We walk the roof, photograph soft spots and failed flashings, and explain repair versus replacement with the photos in front of you.

Architectural shingles from brands such as GAF, CertainTeed, Owens Corning, and Malarkey are what most homes here wear and what we replace most often, including Class 3 and Class 4 impact-rated options. Every full replacement includes our 10-year workmanship warranty. See Roof Replacement.

Repair, replacement, insurance

Targeted roof repair often fixes a few wind-torn tabs, a failed pipe boot, or a localized leak. When the field is brittle or hail-bruised across slopes, we recommend replacement, tear off to the deck, replace soft wood we document with photos, and install synthetic underlayment with ice-and-water shield in valleys. Every full replacement includes our 10-year workmanship warranty.

After a storm, stay off the roof. We document damage and can meet your adjuster. You file the claim; Texas law does not allow a contractor to waive or rebate your deductible. See Hail Damage Roof Repair, Wind Damage Roof Repair, and Insurance Claims.

Permits in Kirby

The City of Kirby issues building permits and registers contractors for work inside city limits. We pull roof permits on scopes that need them and carry the insurance the city asks for. Texas does not issue a statewide roofing license; local city credentials are what we follow.

How a job usually runs

Every job starts with a free on-roof inspection. We get up on the roof, photograph problem areas, and go over the photos with you before anyone orders materials. You get a written estimate. If a repair will protect the house, we say so. If the roof is past that point, we show you why. On tear-offs we remove the old roofing down to the deck, replace soft wood we find and document with photos, and install synthetic underlayment with ice-and-water shield in valleys. Debris is hauled away. Licensed with the City of San Antonio and other municipalities where permits are required, and insured. Hours are 7 AM to 7 PM, every day — call or text.

Close-in access and tight lots

Kirby lots can be tighter than Hill Country acreage. We plan material staging, dumpster placement, and magnet sweeps so nails are not left in the yard or the alley. On tear-offs we photograph soft decking as we find it so change orders are based on pictures, not surprises at the end of the day. What we look for on a Kirby roof includes lifted tabs on windward ridges, bruise marks on mid-slopes, and failed step flashing at walls and chimneys.

Paying for the work

Financing through outside lenders (credit approval required), or cash / check / card. See Financing.

What we look for on a Kirby roof

On a typical Kirby inspection we check every slope, ridge, hip, valley, pipe boot, wall flashing, and chimney counterflashing. Soft decking underfoot gets marked and photographed. Granule loss, bruise marks that show as dark spots when shingles are flexed, and creased tabs along the windward edge all go into the report. On metal we look for fastener back-out, open seams, dent patterns from hail, and failed sealant at transitions. You get the photos with the written estimate so you can see what we saw — not a generic pitch. If a small repair will keep water out for years, we say so. If the roof is at the end of its life in Bexar County’s hail climate, we show you why a full tear-off is the better spend.
