City living with country lots

Shavano Park is a small incorporated city completely surrounded by San Antonio — roughly Loop 1604 on the north, Huebner on the south, Lockhill Selma on the west, and Salado Creek on the east. NW Military Highway, Lockhill Selma, and De Zavala are the main roads through town. The city’s own slogan is “City Living with Country Charm,” and the housing stock matches it: older large-lot sections without HOAs sit next to gated subdivisions with architectural committees.

Neighborhoods include Old Shavano Park (east and west), Shavano Estates, Shavano Creek, De Zavala Estates, Bentley Manor, Huntington, Willow Wood, and Pond Hill Garden Villas. Older sections often sit on septic with bigger setbacks; newer gated sections commonly use SAWS and have stricter exterior rules. That mix is why a Shavano Park roof quote is rarely a cookie-cutter suburban number — pitches, tile vs shingle, and HOA color rules all change the job.

Rattler Roofing is family-owned and based in San Antonio. Owner Mike Bailey named the company after the Rattlers at Reagan High School and St. Mary’s University. About 70% of our work is roofing; about 30% is remodeling. We repair and replace shingle, tile, and metal roofs in Shavano Park. Call or text (210) 418-ROOF, 7 AM to 7 PM.

Tile, shingles, and metal under the oaks

Drive Shavano Park and you will see terracotta clay and concrete tile on custom homes, dark architectural shingles on others, and standing seam metal where owners want a longer-lived Hill Country look. Tile roofs need different flashing, bird stops, and underlayment details than asphalt. A cracked tile is often the symptom; soft underlayment or a failed valley is the cause. See Tile Roofing.

Architectural shingles from brands such as GAF, CertainTeed, Owens Corning, and Malarkey remain the most common reroof. Class 3 and Class 4 impact-rated options matter here because spring hail tracks across northern Bexar County. See Roof Replacement.

For metal, we form double-lock standing seam on site from McElroy Metal coil with hidden clips, and we install R-panel when that fits the house and any HOA rules. Metal can still dent in heavy hail; we explain the trade-offs before you order. See Metal Roofing.

Mature oaks shade many slopes. Shade keeps valleys damp after rain. Limbs scrape granules and can crack tile edges in a windstorm. After storms we look hard at hips, ridges, valleys, and wall flashings — not just the open field of the roof.

Repair, storms, and insurance

If a few tiles or shingles failed, a targeted roof repair may be enough. Water often travels along the deck before it stains a ceiling, so we walk the roof and photograph the source. Emergency tarping is available when a storm opens the roof to weather.

Hail and wind damage is documented with photos. You file the claim; we can meet your adjuster on the roof. In Texas a contractor cannot waive, pay, or rebate your deductible. See Hail Damage Roof Repair, Wind Damage Roof Repair, and Insurance Claims.

Hot attics under dark roofs age the deck faster. Ridge vents, box vents, and fans help. See Roof Ventilation.

Permits and HOA review

Shavano Park is its own city with building rules separate from San Antonio. We confirm permit needs with the city for your scope and pull what is required. In gated sections, architectural committee approval for color and material is often a second step before materials go up — we can provide product specs for that packet.
