Roof Replacement in San Antonio

Honest answers and a free on-roof inspection.

Roof Replacement, Start to Finish

Mike, the owner, handles your roof replacement himself, from the free inspection to the final walkthrough. We’re family-owned and based in San Antonio, licensed and insured, with over 10 years of roofing experience.

Before anyone talks about a new roof, we get up on yours, take photos and go over them with you. If a repair will do the job, we’ll tell you. See Roof Repair. If the roof is past fixing, we’ll show you why.

What Drives the Cost of a New Roof

Two homes on the same street can get very different prices. Your price comes from your roof’s measurements and condition, which is why we get on the roof before we write an estimate. Here’s what moves the number.

Roof size, in squares

Roofers price by the “square,” which is 100 square feet of roof. Your roof is bigger than your floor plan, and hips, valleys and dormers add cuts and waste, so a cut-up roof costs more than a simple one of the same size.

Pitch and height

Steep and two-story roofs take more safety gear and more time to load materials and haul off debris.

Layers to tear off

We tear the old roof off down to the decking. Every extra layer underneath adds labor and disposal. The City of San Antonio’s re-roof permit application allows no more than two layers of roofing.

Rotted or soft decking

Bad plywood usually can’t be seen until the old roof is off. When we find it, we photograph it and let you know right away, and it gets replaced before the new roof goes on. Up to 4 sheets of replacement decking are included in your price. Extra decking beyond those 4 sheets is about $58 per sheet, added by written change order. That price varies with material costs.

Material

Architectural shingles are the most popular choice and fit most budgets. Standing seam metal costs more up front. Clay and concrete tile is the heaviest option. If you’re switching to tile, the city asks for an engineer’s assessment for the framing inspection.

Flashing, vents and details

Pipe flashings, hip and ridge cap and attic ventilation all help a new roof shed water and let hot air out of the attic. On every reroof we replace the drip edge and the pipe jacks, using galvanized flashing instead of plastic, primed and painted to blend with the roof. Ridge vents go in where the roof allows. Wall flashing set in stone or behind siding stays in place, because it’s part of the wall, not the roof.

Permit

The City of San Antonio requires a permit to replace a roof. Nearby cities have their own rules. When your job requires a permit, we pull it for you.

You get a written estimate listing materials, scope of work and timeline before any work starts. Paying cash? We give straight cash bids, and financing is available.

Our Roof Replacement Process

1. Free on-roof inspection

We get up on your roof, take photos and go over them with you. Then we tell you straight whether you need a repair or a new roof.

2. Written estimate

A written estimate listing materials, scope of work and timeline.

3. Approve the plan

We go over materials, colors, costs and scheduling with you before any work starts.

4. Tear-off and decking check

Our crew tears off the old roof down to the decking. Any rotted or soft wood we find is photographed and shown to you, then replaced.

5. New roof

We put down synthetic underlayment, which is a better weather barrier than felt paper, with ice and water shield in the valleys, then install the new roof. Mike is on the job and often up on the roof with the crew.

6. Cleanup and final walkthrough

Haul away and disposal are included. We use tarps and magnets to clean your landscape of debris, including nails, and walk the finished roof with you.

Mike handles your job from the inspection to the final walkthrough.

Roofing Materials We Install

Architectural shingles

Architectural shingles are our most popular replacement choice. We don’t install 3-tab shingles on new roofs. We work with GAF, CertainTeed, Owens Corning and Malarkey, among others, in a wide range of colors and styles. We install Class 3 and Class 4 impact-rated shingles, such as Malarkey Vista (Class 4). We’ve also torn off old wood shake roofs and replaced them with shingles.

Standing seam metal

We install double-lock standing seam panels formed on site from McElroy Metal coil, held down by hidden clips, plus exposed-fastener R-panel. See Metal Roofing.

Clay and concrete tile

We replace tile roofs. When most of the tile is still good and the underlayment is worn out, we can lift the tile, put down new underlayment and reset it instead. See Tile Roofing.

Roof Replacement Warranties

10-year workmanship warranty

Every roof replacement includes our 10yr Workmanship Warranty, listed on your estimate: “Warranty applies to workmanship performed on the job by the company. Does not apply to work performed to the home by other companies, weather, animals or other acts of god.”

Manufacturer warranties

Shingles carry manufacturer warranties of 20 to 50 years, depending on the product line. See each manufacturer’s warranty details: GAF · CertainTeed · Owens Corning · Malarkey. More on our Manufacturers page.

Hail Damage and Insurance Claims

If hail or wind damaged your roof, your homeowners policy may pay for the replacement, minus your deductible. Normal wear and age usually aren’t covered.

You file the claim with your insurance company. We handle the roof side: a free inspection with photos, meeting your adjuster on the roof, and checking the insurance estimate against your roof. If items are missing, we work with a supplement specialist to request them from your insurer. We’re roofers, not public adjusters.

Texas law makes the homeowner responsible for paying the deductible. A roofer can’t waive, absorb or rebate it, so be wary of any contractor who offers to.
